Luckett & Farley’s relationship with Churchill Downs began with one of the most recognizable icons in sports: the Twin Spires. Designed more than 125 years ago, they remain the architectural symbol of the Kentucky Derby and a lasting expression of our firm’s design legacy. That initial commission became the foundation for a long-standing partnership that has included projects of many scales across the racetrack complex.
Among the most transformative efforts was a comprehensive modernization of the clubhouse and grandstand, a $127 million project that required intricate phasing to keep the facility operational during peak racing seasons. Improvements included the renovation of the historic Jockey’s Club beneath the Twin Spires, the creation of 66 new Jockey’s Club Suites with prime track views, and extensive upgrades to the first and second floors of the grandstand. The redesigned clubhouse introduced a new off-track betting facility, expanded box seating, and modern conference and dining spaces that broadened the venue’s appeal year-round.
Hospitality and foodservice spaces were central to the project’s impact. A revitalized Turf Club offered 600 seats with elevated finishes and views of the track, while Silks Lounge provided seating for more than 450 guests in a vibrant social setting. A new food court accommodated casual dining, and the Matt Wynn Room created an intimate 230-seat venue for special events. Group sales areas expanded capacity for larger gatherings, supported by a central kitchen and multiple full-service and satellite kitchens that improved service throughout the complex. Each of these spaces was designed to enhance the experience for Derby guests, racing fans, and corporate patrons alike.
Luckett & Farley has also contributed to other key initiatives across the property, including the development of a master plan guiding renovations and expansions, design of Gate One as a grand new entrance, new backside dormitories, and a $3 million renovation and expansion of the Kentucky Derby Museum. Taken together, these projects demonstrate the firm’s ability to balance tradition with transformation, honoring Churchill Downs’ legacy while preparing the venue to welcome new generations of guests.
